General Description
This wonderfully elegant villa is situated in a peaceful rural setting on the Tuscan / Umbrian border and offers a central location in Southern Tuscany, only a short drive to the main motorway connections of Valdichiana and Chiusi. The villages of Montepulciano and Cortona are just 20 minutes by car. Siena is a 45 minutes drive, Florence 1 hour and Rome 2 hours by car. The train station is just 6 km away; the local village is 2 km away. The tranquil and simple exquisite beauty of this area is peerless: verdant rolling countryside that still retains an unspoiled rural character. Lake Trasimeno has untouched scenery and shimmering mirror lake with its glass like surface. Villa Querceta has unending views of this colourful panorama of pastures, cultivated fields and rolling patchwork hills with silvery olive groves. The pool (7x12 and 1, 60 to 2, 50 depth) is adjacent the house and offers a very large garden that is safe for children. There is a solar heating system for the pool, which maintains the water temperature between 23-30 degrees depending on the season and weather. Inside large archways made of cotto brick and sturdy local stone separate the beautiful ample living areas, perfect for entertaining and fully furnished including comfortable sofas in front of the fireplace; a long table is perfect for dining 20 people or more and the large adjacent fully equipped kitchen is ideal for cooking courses. Outside the loggia offers beautiful views across the romantic hills and is fully furnished, including, sun beds and tables for dining al fresco. The villa offers all modern comfort including air-conditioning and Internet connection. Wedding parties and cooking services are allowed exclusively with owner staff

Further Details - Local Area Chiusi Chianciano area - lake Trasimeno The villa has a strategical location to visit the hearth of Tuscany and famous cities like Siena, Arezzo, but also Perugia, Assisi, Lake Trasimeno and Rome. It's only 20 minutes driving from the motorway exit Chiusi or also Valdichiana. The villa faces on one side on Tuscan hills and on the other side on Trasimeno lake. Just south of Siena is Val d’Orcia, with its enchanting landscape, celebrated for its gentle sloping hills and the beautiful hamlets of Montepulciano, home to the wine which bares the same name, Pienza and Montalcino, home to the very prestigious grapes which the Brunello wine is born from. Lake Trasimeno is one of largest lakes on the Italian peninsula and certainly the most stunning. The farmed fields slope downwards until reaching the shore of the lake. Nearby are imposing medieval ruins and fortified castles. From the dry land you can reach the lake’s three islands: Maggiore, where there stands a battlemented castle, Minore and Polvese.
